The most common sizing mistake we hear on the phone has nothing to do with people underestimating how much junk they have. Almost everyone gets the volume roughly right. What they get wrong is assuming volume is the constraint at all.
The question that actually matters
When somebody calls and asks for a 20 yard, the useful reply is not "sure, when do you want it." It is "what's going in it, and roughly when was the house built?" Those two answers change the recommendation more than any estimate of cubic yardage.
Every roll-off container comes with two limits. The first is the physical space inside it. The second is a tonnage allowance, set by what the truck can legally carry on a public road and by what the disposal facility will accept on a single ticket. You hit whichever comes first, and on a great many Newton County projects the second one arrives long before the first.
That is the entire sizing problem in one paragraph. Everything below is an elaboration of it.
Weight versus volume, and why it decides everything
Materials vary enormously in density. A cubic yard of loose household clutter, furniture and cardboard might weigh a couple of hundred pounds. A cubic yard of broken concrete weighs closer to four thousand. Between those extremes sit the things most renovations actually produce, and where a given job lands on that spectrum determines the right container.
Roughly, from lightest to heaviest per cubic yard: packaging and insulation, furniture and household contents, framing timber, drywall, decking, carpet and underlay, roofing shingles, tile and mortar, plaster and lath, brick and block, poured concrete, wet soil.
If your project sits in the top half of that list, order by volume and you will be fine. If it sits in the bottom half, order by volume and you will be paying overweight charges on a container that looks two-thirds empty.
At the Newton County Landfill on Lower River Road, disposal runs on a minimum charge for the first nine hundred pounds and then a per-ton rate above that. Those numbers are public and they are what a scale ticket reflects. There is nothing mysterious about an overage charge — it is arithmetic, and it is avoidable by choosing correctly at the start.
Why Covington's older housing changes the answer
This is where local knowledge stops being a marketing line and starts being worth money to you.
A good part of the housing we work around was built when plaster over wood lath was standard construction and heart pine was ordinary framing material. That covers most of the streets inside the Covington Historic District, a great deal of Oxford near the college, the mill cottages in Porterdale, and essentially all of Madison's historic district out to the east.
Plaster is dense, and it comes off in slabs with the lath attached. Heart pine is significantly heavier than modern kiln-dried framing lumber. Old brick chimney bases, fieldstone footings and cast iron pipe turn up in demolition on these properties routinely. A container filled with that material reaches its tonnage allowance at somewhere around two-thirds of its visible capacity.
Now compare that with a renovation in one of the newer subdivisions toward Loganville, Walnut Grove or the newer Covington developments. Drywall over stud, engineered flooring, MDF cabinetry, vinyl and carpet. That material is bulky and comparatively light. You will fill the box before you trouble the scale.
Same square footage, same room, opposite recommendation. That is why the second question on the phone is always about the age of the house.
Size by size, honestly
10 yard. Twelve feet long, three and a half feet high, one to two tons included. This is the heavy-material container. Concrete, brick, block, tile, soil and gravel go here regardless of quantity, because a larger container full of masonry could not legally be driven away. It also suits a bathroom strip-out or a small single-room clearance.
15 yard. Fourteen feet, four and a half feet high, two to three tons. The container we recommend more often than any other and the one customers most often argue about. For interior demolition in an older home this is nearly always correct, because you will reach the tonnage on plaster and old timber before you reach the top.
20 yard. Twenty-two feet, four and a half feet high, three to four tons. The most requested size and the right one perhaps half the time. It handles a kitchen and bathroom together, a multi-layer roof tear-off, or a large garage clearance. In newer housing it is often the correct default.
30 yard. Twenty-two feet, six feet high, four to five tons. A volume container. Whole-house clearances, new build framing waste, barn demolition, commercial refits. Anything bulky and light. Put dense demolition debris in one and you will pay for space you were not permitted to use.
40 yard. Twenty-two feet, eight feet high, five to six tons. Commercial and industrial work almost exclusively. Loading eight-foot walls by hand is genuinely difficult, so unless there is a loader, a chute or a crew throwing from height, a 30 will serve you better.
Project-by-project recommendations
Single bathroom remodel: 10 yard. Tile, tub, vanity and fixtures are dense and the volume is small.
Kitchen remodel alone: 15 yard in an older home, 20 in a newer one.
Kitchen and bathroom in one phase: 20 yard.
Whole-house flooring removal: 20 yard, and tell us whether it is carpet or tile, because those are entirely different weights.
Roof tear-off: depends on squares and layers, not on how large the roof looks. Single layer on an average home, 15 yard. Multiple layers, 20 yard and expect it to look half empty when it is full.
Garage or attic clearance: 15 yard usually, 20 if there is stored building material.
Fully furnished three-bedroom house clearance: 30 yard.
Deck removal: 15 or 20 depending on size. Pressure-treated timber is heavier than it looks, particularly if it has been rained on.
Concrete driveway or patio removal: 10 yard, filled level, and probably more than one of them. There is no way around this.
Barn or outbuilding demolition: 30 yard. Bulky, light, and one delivery beats three.
New build framing waste: 30 yard on a swap schedule rather than a 40 that sits too long.
What the site will and will not allow
Sometimes the material says one thing and the driveway says another, and the driveway wins.
A 30 yard needs around seventy feet of straight approach. A 10 yard needs about forty-five. If your drive curves, or the only flat spot is behind a turn, the larger container physically cannot be placed no matter how much material you have.
Overhead clearance catches people out more than ground space does. When the truck tips its bed to roll a container off, it rises well above roof height — roughly twenty-three feet of clear air is needed. Around Oxford, where mature oaks arch across the streets near the college, and on the older Covington streets, low branches and service drops stop more deliveries than narrow driveways ever do.
The fix is simple. Take a photo standing in the street, looking at where you want the container, with the sky in frame. Send it when you call. Thirty seconds of looking at that prevents a wasted delivery.
When to swap instead of upsizing
There is a persistent assumption that one big container is always cheaper than two smaller ones. On bulky material it usually is. On dense material it is frequently the reverse, because the big container cannot legally be filled.
Consider a full interior demolition on an older home near the square. You could order a 30 yard, fill it to about half its height with plaster and old framing, hit the tonnage allowance, and pay overage on top of the rental. Or you could take a 15 yard, fill it properly, swap it, and fill it properly again. The second option moves the same material and generally costs less.
The same logic applies on construction sites. A 30 yard swapped twice usually beats a 40 yard that sits for three weeks, both on cost and on the simple fact that a full container nobody can empty stops the trades from working.
